While it was nice to take a breather last week, the property market in million-dollar-plus Melbourne certainly looks to be rolling on in a positive way.
Some recent sales of interest:
25 Redmond Street, Kew (James Tostevin, Marshall White) – This sold strongly before auction for around the $2.9m mark. Bought for land value only, and working [...]

At 6.00 pm on Saturday the James Clearance Rate for Melbourne’s $M+ property was 56% on the 34 auctions we covered. The Weekly Review Bidderman, our bidders per auction measurement, was 1.8.
Both these stats were down on last week and ducks (no bidder auctions) were up. But given the early REIV Clearance rate was still [...]

There is a good feel to the market right now. Buyers are positive and vendors also seem to be on board and prepared to meet the market. Along with this, the media is mainly positive about the market, which always helps. I must say some properties that I felt would struggle (e.g. those with compromised [...]

This week, buyers and sellers alike have been eager to see whether the market would back up last week’s clearance rates. Nine fewer homes were up for auction this weekend, but that’s still 20 auctions over $1,000,000. Some of these were bigger properties that have been on the market for over 12 months – [...]

Last weekend was the first test of the market and Stonnington passed with almost an “A” grade (in the old school standards), with a healthy 78% clearance rate. This weekend we went even better with a strong 85% clearance rate overall.
Of the 8 auctions we covered, 2 were bought before, 2 had no bidders and [...]

At 6.00 pm the James Clearance Rate for Melbournes $M+ was 65% and The Weekly Review Bidderman, our bidders per auction measurement, was a solid 2.2.
Last weekend we reported a strong start for our first Super Saturday, with Bidderman a very healthy 2.2 bidders per auction on big numbers of stock on offer with almost everywhere [...]

The focus this week seems to be on whether the current interest through open houses would convert into home purchases. Agents, vendors and buyers alike have all been eager to see the results. Talking to selling agents during the week revealed quite a bit of anticipation.
According to Campbell Cooney (Hodges), there is pent-up demand [...]

After a reasonable start, on February 16, how will the market respond to larger auction numbers? February 23 represented our first Super Saturday of 2013, with 147 auctions for properties over $1,000,000. The results were strong today for Boroondara in the $1m plus market. Bidderman remained firm at 2.2 and the hammer rate a very [...]

Two top homes
I looked at two sensational properties last week in Princes Hill (Carlton North). The first was 29 Wilson Street, a property managed by Glenn Bartlett of Woodards Real Estate, and which is up for auction on March 2 at 1.00pm.
Built in 1897, Avely is on 830 sqm of land (huge land for the [...]

East Melbourne, 120 Powlett, Arch Staver, Under the Hammer, $5,155,000 – 4 bidders
There was a festive air along Powlett Street this morning as real estate punters strolled in and out of historic homes open for inspection in this proud and peaceful pocket of Melbourne. With a crowd of 150 gathering under magnificent trees on the [...]

This year seems to have started where it left off – with a sense of buyers wanting to transact.
Stonnington Snapshot
Last year we did almost a third of our business for the year in the last 6 weeks of the year. In fact, we worked on deals till Christmas. Of particular interest were a [...]

Welcome to the first Bayside market wrap for 2013.
From what I’ve seen so far this year there seems to be a positive vibe in the air – agents are optimistic, buyers more plentiful and we are starting to see some good new stock hit the market. For families this means some good choices emerging [...]

Well, it’s great to be back! It’s great to be looking at properties again and great to be enjoying good Melbourne coffee! I went to most of my favourite haunts in the past fortnight, including Liar Liar, Porgies + Mr. Jones, Ora, and Axil, and all are still on the mark and producing excellent coffee.
Last [...]

Hey, isn’t it good to be back in amongst it in 2013! So far the anecdotal evidence is indicating the market is starting with a bit of a bang. Enquiry is up, the number of buyers through most opens is up, agents’ mood is up (compared to this time last year) and some of the [...]
