	 The Very Strong
4 bidders – Volcano – $4,322,500 – 23 Duke Street, Kew – Walter Dodich
This was a home we were intimately involved in the sale management of from start to finish and it was brilliantly sold by Walter Dodich. He priced it well, marketed it well and auctioned it well.
Whilst it got slightly more [...]

Wow – where is the land? No land – these were older apartments!
The Melbourne market is changing on certain older-style apartments in certain blocks.
In the late 2000 teen years (2015-2019) it is becoming feasible to get good capital growth and a good home on 20 year old plus apartments without actually owning any land. However, [...]

Estate Agents are solving homelessness just like people solved polio, road toll and guns
Well done Kay and Burton, Marshall White,
Jellis Craig, Fletchers, Nick Johnstone,
Greg Hocking and Buxton
28,000 Melburnians are homeless – how many is that?
For every working Melbourne agent, there are two homeless people? OMG!  Evidence
Good news: Estate Agents REDUCED 253 evictions with early intervention phone calls
253 [...]

May 2019 Market Summary – brighter outlook on very low stock levels
Its 6.00 pm and today we covered 36 auctions to finish the May 100 Auction $M+ 3 week auction Test (May 18, 25 and June 1).
Three simple things have come out of the coverage.
One: Everybody expected bad – that’s why there were so few auctions. [...]

G’day
Mal James here. I wrote this piece as I wanted to. I have written about how I feel in this market and I’m not asking you to feel the same way.
So it’s ok to switch off now rather than wade through my mud, but there are some sprinkles of gold in here by the way!
Life is good
I love what [...]

From all recent news reports, this year is going to be a “bad one” in property.
And by definition, a “bad one” is poor quality or not as hoped for.
We’re sorry, but we just don’t see “bad”.
We see the market, as we left it in 2018, a superior quality one – more sophisticated and better for [...]

9 am \ Surrey Hills
Day started with a visit to an off-market home in Surrey Hills. This home has been for sale for over a year. Why? Price. To be an A-grade property you need to have all three Ps – good Property (building), good Position (land) at a good Price (market). This home had two out of three.
In [...]

At 6.00pm the James Spring 100 Auction Clearance Rate for $M+ Inner Melbourne family homes was 53% over the 3-week market test period (Aug 25, Sept 1 and 8).
Last week our heading was Wipeout – it was a shocking day on the streets (31%) –  today (66%) the results are a bounce back to the previous week (61%) [...]

Today was the clearest spring buying and selling lessons any us, be we buyer or seller or both, will get before Christmas.
With the auction machine still cranking up its engine, we covered a few spring early bird auctions today – eight Top End auctions in total – summary in the Volcanoes and Ducks graphic above – [...]

Welcome to the early beginnings of the Melbourne Spring buying and selling market.
Auctions start in a few weeks time.
This weekend’s James Market Insight, is the first in a series of three, about how you can best manage yourself in what’s to come.
Why manage yourself?
One: If you cannot manage yourself, then you dramatically increase your chances of [...]

Lack of Infrastructure
being “attacked” politically from all angles (many would say this is a good thing for our young / community to at least pause and consider), the market is showing signs of and has the potential for major structural change.

At 6.00 pm on Saturday we found the market, as we have found it all year; B and C Graders down – A-Graders mixed.
A-Grader, by our definition – right Position, right Property and right Price – good PPP‘s.
Overall, the market as we go into winter is still declining in its mood, interspersed with some strong results: such [...]

It’s 6.00pm Saturday and the James Clearance rate for $M+ Inner Melbourne was a drifting down 62% on the 34 auctions we covered today, in the second week of our James 100 Auction 3-Week Test. Last week it was 68%.
James Bidderman, that is bidders per auction, was 1.6, which continues the significant drop of the last four months and represents around a [...]
