We had been looking forward to the auction of 155 Clarke Street Northcote (Luke Sacco, Nelson Alexander), a home we rated 659/1000 and one of the strongest looking properties I’ve seen for a while. I was quite taken by this property with its link to the past, yet well renovated for the future. However, unlike the [...]

Last weekend I attended the auction of 286 Rathdowne Street in Carlton North, which sold for $1,170,000. I actually liked this home, and given the limited land size, I thought it was very cleverly designed and offered some great lifestyle features. Rathdowne St is one of the great boulevards in Melbourne and some seriously good [...]

Week Ending 18th May
Off-Market Special
This week, with the quality $M+ market continuing to move ahead strongly, we are looking at an increasingly large part of the market – the Off-market sector.
Off-market transactions are transactions that take place without any advertising, without big glossies in The Age or without any internet presence. Consequently you won’t see [...]

There were a couple of strong results in Fitzroy North this weekend. A large crowd turned out for the auction of the double-fronted Victorian at 147 Falconer Street, the property was initially passed in at $2,090,000 and after negotiations failed to meet the reserve price of $2,200,000, the two remaining interested parties resumed a ‘mini [...]

Inner North East
Good supply has been limited recently in this region, as seems to be the case across Melbourne. The $1m – $2m segment is experiencing strong buying demand at the moment, but supply is limited to less than a handful of properties.
In this segment, 71 The Eyrie in Eaglemont and 15 Marshall St in [...]

There were over 20 auctions on in Bayside again this weekend. But even while other areas of Melbourne continued to see strong clearance rates (Boroondara 77% for February 23 and March 2; and Stonnington 78% and 85% respectively), Bayside clearance rates on March 2 were down considerably on the previous weekend. Only 44% of the [...]

While it was nice to take a breather last week, the property market in million-dollar-plus Melbourne certainly looks to be rolling on in a positive way.
Some recent sales of interest:
25 Redmond Street, Kew (James Tostevin, Marshall White) – This sold strongly before auction for around the $2.9m mark. Bought for land value only, and working [...]

The Clearance Rate for Port Phillip this weekend was 65% on 27 auctions, a solid result.
Auction of the weekend was at 78 Ruskin Street, Elwood, with Kaine Lanyon of Marshall White. This was a ripper of a small period home with nothing to spend that rated well at 719. The big upside [...]

This week, buyers and sellers alike have been eager to see whether the market would back up last week’s clearance rates. Nine fewer homes were up for auction this weekend, but that’s still 20 auctions over $1,000,000. Some of these were bigger properties that have been on the market for over 12 months – [...]

The big pass-ins of the weekend were 238 McKean Street, Fitzroy North (Antony Woodley of Collins Simms), on a vendor bid of $3.25m, and 29 Wilsons Street, Princes Hill with Glen Bartlett of Woodward’s on a genuine bid $3.5m.
Both these properties were outstanding period homes, with McKean Street rating 705 and [...]
