The Clearance Rate for Port Phillip this weekend was 65% on 27 auctions, a solid result.

Auction of the weekend was at 78 Ruskin Street, Elwood, with Kaine Lanyon of Marshall White. This was a ripper of a small period home with nothing to spend that rated well at 719. The big upside to this was its  flexibility, with couples, young families and downsizers all seeing merit in this , resulting in four bidders on the day. The eventual knock down price of $1.67m was pretty strong for the area and is reflective of the warmth we are starting to see in this price range.

Passed in on the weekend was 82A Mitford Street, Elwood, by John Bongiorno of Marshall White, for $1.775m on a genuine bid. It was one of a pair, and the matching property next door was also auctioned yesterday, selling after the auction for just over $2m.

Rising Up

Proposed multi-storey developments in Coventry and Dorcas Street are yet to be approved by council, however the proposals are polarising the local community. The upside to these types of high-density residences is that they bring more customers to the local businesses and the Market. On the other hand, some locals fear these proposed 10-storey developments may significantly impact the precinct’s village feel.

Vino of the Week

With the Labor Day weekend around the corner I am planning a meal of osso bucco. Matching wine with food can be a bit of fun and I’m thinking of opening a bottle of Brothers In Arms No. 6 Shiraz, an underrated wine from Langhorne Creek, South Australia. It’s a vineyard that has stood the test of time. Operating for over 122 years, it has some iconic wines, but remains unknown to many. The current vintage is 2006, and you can pick up a bottle for around $20.

"After a quick coffee at nearby Cowderoy Dairy, a relaxed stroll along the double fronted Post-Edwardians of York Street with a light breeze rustling the trees was the calm before the storm. The substantial "A-frame" 1920 home brought 80 people to the auction. Michael Paproth of Marshall White emphasised the long-term appeal of the property - it had changed hands only four times since 1863! The auction got off to a slow start - Mr Paproth's vendor bid of $2,500,000 drew no follow-up, which signalled an early break. The buyers couldn't stay coy for long though, with a bid of $2,550,000 upon the resumption of play getting things rolling. In no time the bidding reached $2,850,000 with no less than six bidders taking their turn. Bidding moved quickly in $10,000 increments, until the house was declared on the market at $2,900,000. From there Mr Paproth worked the bidders like a particularly expressive orchestra conductor, almost always eliciting the desired response. After a marathon of $5,000 bids, plenty of byplay and some occassional angst, the house was sold for $3,130,000 to an unflappable former AFL half-back flanker, who handled the pressure like a seasoned campaigner. "Auctioneer Leigh Hallamore started the auction at 26-28 Victoria Street by motivating the crowd with talk of improved clearances and more buyers in the market. While everything seemed set for a quiet auction, Leigh called for bids, and amazingly one came straight back at him, taking him a little by surprise it seemed. $4,900,000 and we were away. One minute later and we had $5,000,000 with a second bidder joining the competition. We had an auction! Leigh wasted no time upping the anti, backwards and forwards to $5,800,000 when the second bidder asked if the property was on the market. 'Absolutely - the property is going to be sold' he said, and we were away again. Things started to slow at $6,000,000 with the second bidder finally offering another $20,000. Just to make sure there was no doubt about the first bidder's intentions she offered another $180,000 taking the bid to $6,200,000 successfully purchasing the property." (Kristen Hatt)

"A crowd of about 75 people gathered to watch the auction of this large land holding in Hampton. However, gathering around the cul-de-sac at the end of the street, it felt quite quiet. Auctioneer, Mark Earle, set about trying to create some magic opening the bidding with a vendor bid of $4,000,000, and asking for some crowd participation. It seemed the only thing picking up was the wind. Eventually, after it was clear there was not going to be any action from the crowd, Mark placed a second vendor bid of $4,200,000 and passed the property in. " (Kristen Hatt)
