The market continues to perform well and on my regular chats with agents the feedback is very positive. Interestingly, the clearance rates at the bigger firms for auctions are more often than not exceeding the average clearance rate.
This week we continue the focus on the $3 million plus Boroondara market.
Among the recent activity at this [...]

Stonnington Snapshot
This week our enquiry has predominantly been in the up to mid $1 million range – and what a competitive segment this is, in all parts of Stonnington! We bought a single-fronter in Malvern East at a Boardroom auction on Wednesday (with three active bidders) that had been scheduled for auction on Saturday (Daniel [...]

Three of the four auctions I attended a couple of weekends ago, have sold and sold reasonably well. 34 Lucerne Crescent in Alphington is the only one that has not yet sold after being passed in on a vendor bid of $1,400,000. This home was purchased in May 2010 for $1,755,000 and has been extensively [...]

Off-Market Special
This week, with the quality $M+ market continuing to move ahead strongly, we are looking at an increasingly large part of the market – the Off-market sector.
Off-market transactions are transactions that take place without any advertising, without big glossies in The Age or without any internet presence. Consequently you won’t see [...]

Clearance rates dropped to 54% on 17 auctions in Port Phillip this weekend, after several weeks of solid results in this area. The biggest sale was for 397 Howe Parade in Port Melbourne, which sold under the hammer for $1,541,000 under two bidders. But another in Port Melbourne, at 26 Beach St, had no [...]

With a massive 47 auctions this weekend, Stonnington had a healthy 70% clearance rate overall – although clearance rates were less robust in the $2 million plus segment, at just 50%.
Of the 8 auctions we covered this weekend, 2 were bought before, 2 were ducks, 1 was a lone ranger,1 was a norm and 2 [...]

The C graders are being considered by those [...]

The big pass-ins of the weekend were 238 McKean Street, Fitzroy North (Antony Woodley of Collins Simms), on a vendor bid of $3.25m, and 29 Wilsons Street, Princes Hill with Glen Bartlett of Woodward’s on a genuine bid $3.5m.
Both these properties were outstanding period homes, with McKean Street rating 705 and [...]

At 6.00 pm the James Clearance Rate for Melbournes $M+ was 65% and The Weekly Review Bidderman, our bidders per auction measurement, was a solid 2.2.
Last weekend we reported a strong start for our first Super Saturday, with Bidderman a very healthy 2.2 bidders per auction on big numbers of stock on offer with almost everywhere [...]

Stonnington Snapshot
This weekend has been the first real test of the market this year, with a solid number of $1 million plus homes bought to auction in Stonnington. But it’s been more about auction numbers rather than quality of choice. We’ve been seeing mostly low level quality stock and lower priced stock, and the good [...]

It’s the calm before the storm in Port Phillip, with only four auctions this weekend: two in Port Melbourne, one in Albert Park and one in South Melbourne. Next weekend (Saturday 23, February) will be a Super Saturday, with a large number of auctions across Melbourne and 18 auctions above $1m in Port Phillip in [...]

A bit of a dip today in the Boroondara property market today: of the 11 auctions we attended 7 sold and the clearance overall was 68%. There were however some standout results and these were:
28 Chrystobel Crescent, Hawthorn (Scott Patterson, Kay and Burton)
3 Martin Road, Glen Iris (Lachie Fraser-Smith, Bennison Mackinnon)
5 Urquhart Street, Hawthorn (Antony [...]

In Port Phillip, the start of 2012 mirrored most of 2011, with stock-shortage being the buzz word amongst agents and buyers. As the year progressed, we saw vendors adjust their expectations as agents finally realised they had to work harder to make vendors understand that the value of their property may have fallen. The interest [...]

It was a reasonable day on the Boroondara auction streets on Saturday, although it was still a little subdued compared to Super Saturday a few weeks ago. Of the 12 auctions we attended, 9 sold and 3 passed in (75%), which aligns closely with the overall $1m+ market in Boroondara (72%).
Some observations:
The hammer rate, where [...]

Two similar properties went up for auction this week with two very different outcomes.
The first was 12 Crimea Street, St Kilda – a grand two-storey Victorian terrace on 611 sqm of land, managed by Simon Gowling of Marshall White, quoting $2.5m plus. The property had been renovated some time ago and was liveable in its [...]
