On Saturday I attended four auctions in Boroondara and all four sold – yet only one of these was under the hammer. In a word, the market is very ‘mixed’ right now and with the Grand Final only five weeks away, pickings remain slim.
This week I attended the Jellis Craig 2012 Client Seminar (thanks to [...]

The two key properties of the 8 $million plus properties up for auction this weekend in Port Phillip were:
18 Faussett Street, Albert Park, which we had rated well at 673. This Hocking Stuart property, managed by Michael Coen, was a goodie, having been recently renovated to a high standard, with off-street car parking and only [...]

At 6pm on Saturday, the James $M+ Clearance Rate was 60% across the 30 auctions we attended.
The Weekly Review Bidderman was 1.3 bidders per auction. This confirms our view that while the market is looking okay when you look at clearance rates, it is thin on the ground when it comes to bidders. Almost two [...]

At 6pm on Saturday, the James $M+ Clearance Rate was 44% across the 25 auctions we attended.
The Weekly Review Bidderman was 1.4 bidders per auction.
Market Summary
The market continues to be unexciting in terms of stock levels. There were only 40 or so $M+ auctions this weekend in Inner East and Bayside, when 70 is a [...]

Private Sale – It’s a game of Cluedo!
Methods of Sale (and non sale) are changing. Over the next few weeks our Masterclasses will be discussing Private Sale Value, Strategies and Tactics. It’s not what you know but who you know. Private Sale Negotiations rule 101 is know who you should be dealing with – the [...]

At 6pm on Saturday, the James Clearance Rate for $M+ was 45% on the 29 auctions we attended, showing cooler market sentiment on low stock levels. The Weekly Review Bidderman, our demand indicator, was 1.4 bidders per auction, which was a rise on the figure before the long weekend – although it didn’t feel like [...]

In Boroondara, the auction mood was a little frosty. But in the jewel suburbs of Kew, Hawthorn and Hawthorn East, 8 from 8 scheduled auction properties sold. Of the 8 auctions we attended, 5 sold – so the news overall was not too bad.
Most of the top selling agents continue to get solid results, namely:
Scott [...]

End of Autumn in a nutshell:
Some life at the Top of the Top End with sales over $7m under the hammer at Seacombe Brighton (John Bongiorno) and Mayfield Malvern (Gerald Delany) and through private sale at Domain South Yarra (Andrew Baines) and Hampden Armadale (Jeremy Fox). This follows on from last month’s 5 sales circa [...]

An interesting weekend in Boroondara. Although the weather was mainly clear, it was shoes off at most house inspections. The overall clearance rate was 67%, which is not too bad. I went to three auctions, and all three passed in. Although not without their shortcomings, none of these three houses were poor properties by any [...]

Over the last few weeks I’ve spoken about off market properties and unless you have an agent’s ear it’s unlikely you would know about them.
However, there is a group of properties for sale in Port Phillip that appear on the internet, yet don’t have auction or for sale boards on them.
48 St Vincent Place Albert [...]

Lesser quality on offer today and more pass-ins. But properties are selling if the vendor wants to sell.
All four of the Boroondara auctions I attended today were supported well by crowd numbers, but bidders were few and far between. Did the recent financial news of Greece have an impact, or was it merely the quality [...]
