A quieter week in terms of numbers, given the Anzac long weekend, and results were as expected. Some sold strongly, some passed in, some sold after. The ‘golden triangle’ in Black Rock continued to sell, with Nick Johnstone of JP Dixon selling 16 Glenmore Crescent for $1,820,000 and a well run campaign by Jason Gill [...]

Strength was seen in quality properties today, however, there were still a few surprise pass-ins. Well-positioned land with homes of minimal value (some could argue no value) led the way. 4 Arkaringa, Black Rock, was auctioned by Campbell Cooney of Hodges and sold for almost $2,350 sqm (if there is no value in the house). [...]

Bidderman was 2.5 of the 6 properties we covered in Bayside (and 3 across Melbourne for all the properties we covered over $1,000,000.) Clearance rates were high amongst most Bayside agents. Justin Follett of Kay & Burton advised 100% clearance rate today, whilst Mark Earle of Buxtons Sandringham advised they sold 6 of 8 and [...]

Auctions were quieter today in terms of bidder numbers. Of the four properties we attended in Brighton/Brighton East, all passed in. Of the 5 auctions in Bayside that we covered, there were only 9 bidders; with only one selling under the hammer. Does this mean that vendors have become excited by the hype surrounding the market [...]

To quote Rodney Morley of TBM real estate at the auction of 23 Loch Street today, “That’s 8 of you!” – and the bidders weren’t just there. They were everywhere! Loch Street, in St Kilda West, was buzzing with a crowd of more than 150 and bids came from everywhere.
Stuart Lopez of Kay & Burton [...]

Bayside had some strong results, although it was the quietest area for sales of $m+; so overall it was mixed. Good agents are recognising that results are mixed in inner and outer Bayside and this is proven with six sold before auction. Also of note were four apartment sales over $1 million in [...]

It is 6pm Saturday and the James Auction Clearance Rate on the 32 $1m+ properties we attended and reported on today was 72 per cent.
The REIV’s clearance rate was declared at 82 per cent but they are missing around 200 auction results and our guess is the clearance rate has dropped below 80 per [...]

Lots of homes to report on. In not the best part of Brighton East – 20 Letchworth Avenue – which is down towards Moorabbin; saw a block of land sale by Andrew Urquhart of JP Dixon of just over a million or $1500+ per sq metre. While down that way Jacquie Maggs [...]

Overall Bayside looked pretty solid this week and the next two weeks will either confirm its strength or show some signs of minor distress as we have a lot of auctions coming up.
This week
15 Well St Brighton which was 1000 sq metres with permits for apartments right in the middle of the [...]

It’s 6pm Saturday and the James Clearance Rate for million-dollar-plus auctions is 68 per cent on the 19 auctions we attended today.
In this week’s Market Wraps, we are most appreciative of the time and effort Scott Patterson of Jellis Craig (Boroondara), Iain Carmichael of Bennison Mackinnon (Stonnington) and David Hart of Buxton (Bayside) put [...]

Approaching 80 per cent of the 18 reported auction results for Bayside this weekend – that is as strong as it has been all year.
25 Orchard Street Brighton – Trudy Biggin of Biggin and Scott
James Home Rating and Comments: 577 out of 1000. Land only, or is there some value in this [...]

A few mixed results in Bayside again today, but mid-week JP Dixon got away a big apartment sale in the Sandown St Golden Mile complex at just under $4 million. That is almost $20 million-worth of apartment and townhouse sales in a week and a bit for Brighton’s big end of town.
Some [...]

With a big market wrap last week and few sales to report this week, we thought we would ask one of Bayside's leading agents for his take on the market right now. We spoke with Hodges' Campbell Cooney.

Two really strong auctions in Bayside yesterday
43 Victoria Sandringham with Buxton’s Mark Earle and Bill Jowett. 5+ bidders – selling under the hammer for $3,350,000 (2700 sq metres of land, with no restrictions and a bulldozer home – which the new owner will do). This means prime Sandringham land (non beachfront) [...]
