The crowd was huddled to one of the two street corners in order for auctioneer Mark Wridgway to concentrate his voice in one direction. Mr Wridgway enjoyed the opportunity to emphasise the drawing cards of the property. After calling and receiving no opening crowd bid, Mr Wridgway offered a vendor bid of $4,200,000. Bidders 1 and 2 initially competed against one another with advances of $25,000 being made. Eventually Bidder 1 bowed out, leaving Bidder 2 with the sole negotiating rights following the auction. Bidder 3 inserted themselves in the mix, and pushed the property up to $4,400,000, before Bidder 2 declared they had exhausted their resources for the day. After much to-ing and fro-ing by Mr Wridgway to confirm that the other bidders were indeed finished, the property was passed in at $4,400,000.
