25 years with the current owner and on some 1200 sqm approximately, this would surely have some buyers in attendance. One neighbour remarked that standing in the yard of the property you could be in Trentham or Kyneton such was the peaceful country estate feel. Antony Woodley offered a regulation vendor bid of $2,950,000 and it encouraged Bidder 1 to round it to $3,000,000. Bidder 2 came in with $50,000. Bidder 1 looked a bit uptight, prompting Mr Woodley to shift into a touchy feely mode, ‘Unfold your arms, smile, relax … it’s ok’. Bidding continued between the two until Bidder 3 popped in, soon asking if it was on the market. Bidder 3 bid strongest around the $3,200,000 point. At $3,300,000 the property was on the market and Bidder 3 still had the upper hand. Soon though, Bidder 2 was to wrestle back the top spot. The threat of the contract coming down into the auctioneer’s palm caused Bidder 3 to find a bit more then they anticipated, yet still enjoyed some sporting, light-hearted banter with Mr Woodley until it finally fell in favour of his competitor.
