G’day and welcome to “The Opening Market 2020”. Our first 100 Auction Test for high-end Inner Melbourne homes this year. Week one of our 3-week campaign. The results were pretty clear.
You can see them below and we also kept additional stats at all auctions today, which we have decided not to evidence here as ……. well basically they will be taken the wrong way by some people.
The market did not start as well as it could have, or as well as I thought it would have.
Structurally our market is currently most affected by two main groups; bankers and people with overseas money connections. These groups were the catalysts in the market drop of 2018 and again the market rise of 2019. They were the creators and saviours of the 2007, 2008 and 2009 markets.
Today on what we witnessed, if it continues, then the market may well ease, not rise before Easter, because of one of these two groups. Having said that – it’s very early days and one weekend does not with any certainty, make the opening market or definitively set the tone for the first half of the year.
The first auction test Saturday last year was, in reality, identical to today’s result.
Bidderman 1.5, lower stock levels and 61 per cent clearance rate.
So on perceived low stock levels, with an OK Bidderman and borderline clearance rate, one additional stat today suggested our market may be about to change again.
Stay tuned over the next fortnight – we shall cover the market again in depth – we shall take similar measurements – and then we will adjust or confirm our views intimated here.
Hugely interesting times and today may be an anomaly – but if it continues it will be significant.
Coincidentally you divide the Domain total auctions into the Domain good news, voluntarily agent reported results and you get 672/1123 or 59%.
That’s not totally correct either. However, one figure is what is really happening in the Melbourne High-End market today.
I’m sure we all know which figure will be quoted in agent spiels this coming week.
