G’day and welcome to “The Opening Market 2020”. Our first 100 Auction Test for high-end Inner Melbourne homes this year. Week one of our 3-week campaign. The results were pretty clear.
You can see them below and we also kept additional stats at all auctions today, which we have decided not to evidence here as ……. [...]

Last week we focussed on buying (and thank you for the emails and texts). This week our Market News’s main focus is buy/sell management (the fastest growing real estate market segment).
Welcome to the early start of Inner Melbourne Top End 2019 auction markets.
We are witnessing the initial rumblings, ahead of the market’s first decent hit-out, which is next Saturday – [...]

Its 6pm Saturday, week one of our fourth and final 2018, 3-week 100 Auction, Inner Melbourne Family Home, Market Temperature Test. Try saying that a few times! The results above and supporting data below are self-explanatory.
Yes? No? Maybe?
Have you been to an auction, EOI or off-market lately – is it a bit hit and miss?
Not really. In fact, we [...]

At 6.00pm the James Spring 100 Auction Clearance Rate for $M+ Inner Melbourne family homes was 53% over the 3-week market test period (Aug 25, Sept 1 and 8).
Last week our heading was Wipeout – it was a shocking day on the streets (31%) – today (66%) the results are a bounce back to the previous week (61%) [...]

Price has become such an interesting concept in this market.
There feels to be an overall lack of trust and comfort with regards to what price to pay – so whilst many things are different between the market of now (eg still some volcano auctions, 6 bidders sub $2m at 18 Barkly St, Brighton, Alex Schiavo) [...]

It’s 6.00 pm on Saturday, the first of 3 weeks in our May 100 Auction test.
It played out to an expected script, with a near cold 63% clearance rate on family homes over $2 million and the James Bidderman is a consistently chilly 1.3 (bidders per auction), on what are relatively low stock levels for a “normal” May. Look at the [...]

A-Graders are still selling! However, this was the only home we saw sell under the hammer today. There were 3 bidders at 2 Irymple Avenue, Glen Iris which sold for $2,750,000, John Morrisby.

The 2018 market has been challenging for buyers & sellers and therefore buying & selling agents. So it was good to have a laugh with the great GERALD on his Vespa – after our client bought in Sorrento on Easter Saturday. Good work as well by the third musketeer – Liz Jensen of Kay and Burton.
Left Field [...]

Looking to sell Off-market?
Most people know Mal and Gina at James Buyer Advocates because of the public homes they’ve bought, like

Week One:
Value is not a number, it is a feeling.
Price has no emotion, no conjecture, it’s factual.
Price is not value and value is not price.
I buy a number of family homes for people – perhaps more than anybody else in Melbourne, perhaps not – and at some point in the client and buyer advocate discussion [...]

There seems little doubt the market has started a lot better than it finished last year.
However, all is still conjecture until the market has spoken over our 3 week James 100 Auction Market Test which will be conducted on Feb 24, March 3, skip long weekend and then March 17th.
Pre Christmas, the market was as flat as [...]

Ferocious bidding on the right homes – despite this being the largest auction start to a year in Melbourne auction history – the market lapped it up, spat out a few and said ”feed me, feed me, give me more.”
At 6.00 pm the James Clearance Rate on Inner Melbourne Homes was close enough to 90% – yep [...]

JAMES AUCTION REPORT: 29 Rubens Grove, Canterbury – one of the very rare Top End auctions today.
A big crowd of over 130 people gathered on both sides of this street today.
Presiding was our Auctioneer Doug McLaughlin. His preamble described a 1920’s home on 1066 sqm in a family friendly street which has already seen most [...]

Welcome to our 2016 Bumper Christmas Edition.
In this, our last article for 2016 – the key to good sex, nothing about that American bloke and a segment on how to get $70,000 for free every year.
Plenty of positives, but apologies we don’t seem to have any fake news!
And to the Inner Melbourne Market.
Wow, what a finish [...]
